Every verified sub-$300K advertised starting price for new construction in the Austin metro right now — who builds there, where “there” actually is, and what the low number is really buying. Advertised prices, sourced and dated, not builder marketing.

Sunset Oaks — Maxwell
Starlight from $250,990 vs. LGI from $272,900 — a $22,000 gap between entry points for finished spec homes in one community. Ask each office, in writing, what the gap buys.
Sonterra — Jarrell
Starlight from $250,990 vs. LGI (“Cool Water at Sonterra”) from $259,900. Same product category, $8,900 apart, 40 miles north of Austin.
Colony at Cole Springs — Buda
Meritage collections from $341,990 and M/I from $354,990 — above the $300K line, but every listing here carried a price-cut flag on our pull date. Two national builders, one street grid, both cutting.
The in-city finds
Elm Park (Starlight, $295,990, East Austin 78725) and Cloverleaf (Century, from the $300s, 78747) are the sub-$300K-band entries our research verified inside Austin city limits; M/I’s Marble Creek Crossing and Cascades at Onion Creek sit just above, from $307,990 and $332,990. (An earlier draft listed M/I’s Willow Springs as in-city — the builder’s own site places it in Buda, and we corrected it. Corrections beat confidence.) In-city cheap always has a mechanism — lot size, product type, or tax structure. All three are queued for field verification.
How to read a price floor
“From” is a direction, not a price
The advertised floor is the cheapest plan in the cheapest collection on the cheapest lot. Butler Farms illustrates the spread inside one community: the same entrance sign covers collections starting at $283,990, $334,990, and $382,990. When a price stops you, your first question is “which collection is that, and what does it actually include?”
The cheaper the sticker, the harder you check the tax rate
Outer-ring and new-MUD communities frequently carry combined property tax rates near or above 3%. On a $250,000 home, the difference between a 1.9% and a 3.1% rate is roughly $250 a month — enough to erase most of the sticker advantage over a closer-in resale. Pull the rate sheet, not the rep’s estimate, and run it through the True-Cost Calculator before you compare anything.
The commute is part of the price
Ten of the twelve entries above are in Jarrell, Elgin, Maxwell, Del Valle, Cedar Creek, or the far edges of Kyle and Buda. None of that is a flaw — it is the honest mechanism by which the price gets this low. Drive your actual commute at your actual hour before the model-home visit, not after.
Widespread price cuts are your negotiating context
On the day this data was pulled, 19 of 26 Meritage listings in the metro carried a “recently reduced” flag. When cuts are that broad, an advertised incentive is a starting position, not a final answer. Bring the Leverage Report to the conversation.
Sources & method
Advertised starting prices were collected July 20, 2026 from aggregator listing data (NewHomeSource: Meritage Homes, LGI Homes, Starlight Homes, and M/I Homes Austin-area community results) and company press releases (Century Communities, June 2026 — Cloverleaf and Evelyn announcements). Advertised prices are builder claims, not verified transaction prices; they change weekly and are reproduced here with the observation date for exactly that reason. Communities in this report are not yet part of the weekly Incentive Tracker; tracking expands as field verification catches up. This report is backed by a machine-readable, dated dataset (price-floor.json, series began July 20, 2026) that is appended weekly and never rewritten — advertised prices vanish from the public web, so the history in this series cannot be reconstructed after the fact. That is deliberate: over time it becomes a record of where the entry market actually moved that no snapshot can replicate. See how we research.
