Butler Farms in Liberty Hill is listed as three separate collections — Americana from $283,990, Reserve from $334,990, Boulevard from $382,990. The “from $283,990” on the billboard and the model home you tour may belong to different collections. Ask which collection a price belongs to before you anchor on it.

Energy efficiency is the pitch — make it show up in writing

Meritage markets energy-efficient construction (spray-foam insulation, ENERGY STAR practices) as a standard-features differentiator. That can be real monthly value — but only the HERS score and the itemized standard-features sheet for your actual plan make it verifiable. Ask for both.

“Rates + closing costs” promotions usually run through the builder’s lender

The advertised July promotion pairs below-market rates with paid closing costs. Offers structured this way are typically conditioned on using the builder’s affiliated lender.
