About

Independent education for new-home buyers and builders.

New construction is a different, more complex transaction than resale, one most buyers make only once or twice in a lifetime. New Home Dispatch closes that gap: original field reporting, honest comparisons, and free tools for buyers, plus a trusted, verified record builders can point to. Not a referee. A translator both sides can rely on.

What this is

New Home Dispatch is an independent consumer-intelligence publication for people buying new-construction homes in Austin and Central Texas. We visit communities in person, compare builders and communities on the record, track incentives and prices over time, and build free tools that help buyers make better decisions at every step, from the first model-home tour to the closing table.

We are not a builder's marketing channel, a listings portal, or a lead-generation site. Builder claims are reported as claims, never as facts. When we haven't verified something, we say so on the page.

Who runs it

Pete Seider, founder of New Home Dispatch

Pete Seider

Founder & Editor

Pete Seider has been in real estate since 2011, on both sides of the table. He has helped more than 400 families buy homes, contributed to over $140 million in closed transactions, and spent years representing national homebuilders, learning from the inside exactly how the sales office works: the incentive math, the design-center margins, and the fine print that surprises buyers after closing.

New Home Dispatch is what he built when he came back to the buyer's side: the publication that does the digging for you and levels a playing field that tilts toward the builder by default. He is a licensed real estate professional with the Seider Realty Team powered by The Ascend Group at LPT Realty; the publication is editorial and independent, and buyer representation is a separate service with its own written agreement.

Away from the market: a husband and father of two girls, most Sundays start with a family bike ride, a marathon runner, and a history reader.

Our independence

Editorial coverage is not for sale. We take no builder advertising in exchange for coverage, and no builder reviews our reporting before it publishes.

Been through a new-construction purchase? Share your story, anonymously if you prefer. Real buyer experiences are how the next person avoids the surprise you didn’t see coming.

How buyer representation is paid. New Home Dispatch is free to read and free to use. If you choose to have the Seider Realty Team represent you, that's a separate service with its own written agreement. In new construction, the buyer's-agent commission is typically paid by the builder and is disclosed to you up front. We take the customary commission and do not accept builder-specific bonuses, "preferred builder" fees, or any payment tied to which builder you choose, so nothing we publish is influenced by who pays more, because no builder pays us more than another.

When we get something wrong, we correct it on the record, publicly, in the Corrections Log. That practice is the standard we hold ourselves to, and it's one no marketing site can copy.

Look Closer.
