LGI advertises completed homes rather than to-be-built contracts — which makes the advertised price closer to a real price than most builders’ “from” figures, but also means what you see listed is what exists.

How their model works — and what it means for you
LGI’s sub-$275K entry points are real — and they exist because Jarrell, Elgin, and Maxwell are 30–45+ minutes from most Austin job centers before traffic. LGI’s advertising historically leads with a monthly payment. A payment is an assumption stack — rate, term, taxes, insurance, HOA — not a price. Ask for the full stack in writing, then rebuild it yourself with an outside lender quote.
LGI’s “Cool Water at Sonterra” is in Jarrell. The “Cool Water” community our Incentive Tracker follows is a different development in Kyle (Coventry Homes) — opposite ends of the metro. Same name, different place, different tax reality.
