Starlight and LGI sell the same product category here at entry points $8,900 apart. Walk both sales offices the same day, get both included-features sheets in writing, and let each know you saw the other. This is the easiest negotiating leverage in the metro.
The commute is the discount: 40+ miles from Austin job centers. If you work in Georgetown or Temple/Killeen the math changes entirely. Drive it at your hour first.
LGI’s section is called “Cool Water at Sonterra.” The Cool Water our Incentive Tracker follows is a different community in Kyle (Coventry Homes). Same name, opposite ends of the metro.
- Property tax rate, entry-price areas frequently carry MUD/PID combined rates near or above 3%. We publish no rate until it comes off a rate sheet or district document.
- HOA dues and what they include.
- School district and campus assignments, confirmed with the district, not the sales office.
- Construction activity, amenities, and road access, observed on-site.
