Starlight and LGI sell the same product category here at entry points $8,900 apart. Walk both sales offices the same day, get both included-features sheets in writing, and let each know you saw the other. This is the easiest negotiating leverage in the metro.

Jarrell is the price mechanism

The commute is the discount: 40+ miles from Austin job centers. If you work in Georgetown or Temple/Killeen the math changes entirely. Drive it at your hour first.

Name caution

LGI’s section is called “Cool Water at Sonterra.” The Cool Water our Incentive Tracker follows is a different community in Kyle (Coventry Homes). Same name, opposite ends of the metro.

Not yet verified, what the field visit is for
  • Property tax rate, entry-price areas frequently carry MUD/PID combined rates near or above 3%. We publish no rate until it comes off a rate sheet or district document.
  • HOA dues and what they include.
  • School district and campus assignments, confirmed with the district, not the sales office.
  • Construction activity, amenities, and road access, observed on-site.
