The Month-End Deadline Watch

Ten builders' offers shared one deadline: August 31. Because we verify every offer on the builder's own site every morning, we watched exactly what happened at midnight — which offers died, which quietly rolled over, and how many pages kept advertising deals that no longer exist. Here's the record, and how to use it.

Why this report exists
Builder offers carry printed deadlines, and buyers are constantly told to hurry. But is a month-end deadline real, or manufactured urgency? On August 31, 2026, ten-plus Austin-area builders' offers hit the same contract-or-close deadline at once — and because New Home Dispatch verifies every offer on the builder's own site every morning, we could watch exactly what happened at midnight. This is that record.

The setup: ten builders, one deadline

Through late August, our daily sweep tracked an unusual pile-up: KB Home, Perry Homes, David Weekley Homes, DRB Homes, Trophy Signature Homes, Meritage Homes, M/I Homes, MileStone Community Builders, Megatel Homes and Starlight Homes all carried an August 31 contract-or-close deadline on their advertised offers, with Pacesetter Homes' window closing a day later. The cluster included some of the largest verified offers on the board: Perry's up-to-$50,000 package with a 5.49% permanent rate, DRB's flex-cash tiers up to $50,000 across eight-plus communities, and David Weekley's 50th-anniversary flex dollars worth up to $70,000.

The morning after, in numbers

Every figure below comes from our own fresh sweeps of 49 Austin-area builder websites, verified each morning:

Builders with live offers
33 → 28
Sunday Aug 30 vs. Tuesday Sept 1 (32 on Monday, the deadline day itself)
Offers verified live
94 → 44
Same window — more than half the board turned over at month-end
Verified permanent-rate offers
4 → 2
Perry Homes' 5.49% ended; Stylecraft's 4.99% could no longer be confirmed. KB Home and Risewell remain.

And one number moved in the other direction: offers that are expired but still displayed on builder sites rose from 7 on Sunday to 14 by Tuesday morning — several builders' pages simply hadn't rolled over yet, still showing rates and credits a buyer could no longer actually get.

What disappeared, what rolled over

BuilderThe Aug 31 offerWhat happened Sept 1
Perry HomesUp to $50,000 — 5.49% permanent rate OR flex cashGone. The builder's page now reads "Our Summer Sales Event has now ended in Austin area." No successor found.
DRB HomesFlex Cash tiers, $10,000–$50,000, 8+ communitiesGone. Page loads cleanly with zero incentive copy, consistent with its printed 6/1–8/31 window.
David Weekley Homes50th Anniversary flex dollars, up to $70,000Expired — the page says so explicitly. Replaced by a much smaller $2,500 Hometown Heroes allowance.
Toll Brothers (Regency)2/1 rate buydownGone. 73 quick move-in homes listed, no promo language anywhere.
Meritage HomesBack to School event — "lowest prices of the year"Gone. The live Austin hub shows no current promotion at all.
MileStone / StarlightARM rate specials (4.50% / 3.25% initial rates)Lapsed overnight — both pages still displayed the offers Tuesday morning, past their own deadlines.
M/I Homes"Save by the Bell" campaign, Aug 20–31Extended — the window quietly rolled to September 7.
Trophy Signature Homes3/2/1 buydown event (1.99% FHA year one)Relaunched — a new Back to School event now runs to September 7.
The honest read
Month-end deadlines are real — this was not manufactured urgency. Roughly half the programs died outright at the printed date, including the two biggest dollar figures on the board. But the other half rolled into new windows within a day. Both things are true at once, and that's exactly why the printed date deserves a direct question, not blind trust in either direction.

What this means for your negotiation

  • Ask the survival question before the deadline. "If I'm not under contract by the 31st, does this offer exist on the 1st?" Sales offices know whether a relaunch is coming. M/I and Trophy buyers who waited lost nothing; Perry and DRB buyers who waited lost the offer.
  • A lapsed offer is an opening, not a closed door. The homes those incentives were moving are still standing. A builder that just watched a $50,000 program expire without enough contracts has the same inventory problem on September 1 that it had on August 31 — you can ask what replaces it, in writing.
  • Don't trust a webpage in either direction. Fourteen expired offers were still displayed as live the morning after. If a rate or credit matters to your math, confirm it's inside its window with a sales rep before you rely on it.
  • The next cluster is already on the calendar. Month-end pressure repeats, and fall stacks it with fiscal year-ends: D.R. Horton closes its fiscal year September 30, Toll Brothers October 31, Lennar and KB Home November 30. Expect the next deadline pile-up at the end of this month.

How we know this

Every offer above was read from the builder's own website, every morning, and checked against its printed deadline — advertised builder claims, verified live, not field-verified.
Removals were confirmed by a clean page load with the offer absent — not by a failed fetch. Builders whose pages failed to load (Highland Homes, Lennar, Taylor Morrison) are treated as unconfirmed, not gone.
The full machine-readable record — every offer, every day — lives in the same feed that powers the Daily Hot Sheet.
