A parcel-level tax-rate confirmation from Travis County Appraisal District. BBB standing or litigation search for Newmark, Chesmar, or the HOA management company. Construction quality firsthand.
Sweetwater has been selling homes since the early 2010s and is now in its last two neighborhoods. Several long-standing builder sections here are already sold out (Perry Homes' 45', 60', and 70' sections;Westin Homes). "New construction in Sweetwater" today mostly means a shrinking number of final-phase lots from Newmark and Chesmar, plus one remaining Perry section — not a broadly active, early-stage community. Separately, Pulte Homes markets its own "Sweetwater" home collection inside a completely different master-planned community, West Cypress Hills in Spicewood, roughly 20+ minutes away. If you see "Sweetwater" pricing or availability that doesn't match what's here, confirm which community it actually refers to.

Sweetwater sits in the Bee Cave/Hill Country area, within New Home Dispatch's Southwest Austin priority coverage area.
Advantage: established Hill Country amenities (700+ acres of preserved canyons and trails, two full amenity clubs) that a brand-new community can't match, with two confirmed active builders.
Limitation: this is a final-phase community with genuinely limited remaining inventory — ask each builder directly how many lots are left before treating this as a long-term building opportunity.
