What we can verify — and what we haven't
✅ Verified by us

The FM 150 / southern Hays County location. The current four-builder roster — Brightland Homes, Clark Wilson Builder, Newmark Homes, and Risewell Homes — confirmed against Anthem's own developer site. The specific Hays CISD schools (Jim Cullen Elementary, Barton Middle School, Hays High School), confirmed on Newmark Homes' own Anthem community page. The Central Park Amenity Center name and the community's border with a City of Austin preserve.

🟡 Builder/developer claims, not independently confirmed

The 422-acre and ~1,500-home build-out figures, and the "30%+ permanently protected open space" figure, come from Anthem's own marketing copy and haven't been checked against Hays County plat or permitting records. Starting-price bands come from each builder's own site and can move without notice; Brightland Homes' current phase status ("Model Home Close-out," an earlier phase marked "SOLD OUT!") suggests its pricing page may be stale.

HOA fee amount. Effective property tax rate, including whether any part of Anthem sits in a MUD or PID (not stated on any builder or developer page we found). Current lot availability and quick move-in inventory for any of the four builders. Construction quality firsthand — we have not made a field visit yet.

On the record — a mismatch in our own tracker

As of this profile's publish date, New Home Dispatch's Incentive Tracker lists a live offer attributed to "D.R. Horton · Anthem" ($25,000, flex cash). We can't confirm this is real. D.R. Horton's own site lists no community named Anthem anywhere — its current Kyle communities are Southgrove, Talavera, Marigold, and Paramount — and Anthem's own developer site lists a completely different, non-overlapping builder roster (Brightland Homes, Clark Wilson Builder, Newmark Homes, Risewell Homes). This looks like a community-name collision in our own sweep data rather than a real D.R. Horton incentive at this community. We're flagging it here on the record rather than quietly dropping it; correcting the underlying tracker entry is a separate step from this profile and hasn't been done yet.

Ask this on your visit: Ask each of the four builders directly for current base price and any lot premium in writing — several pricing pages appear dated. Ask specifically about the HOA fee and whether any phase sits in a MUD or PID, since neither the developer's site nor the builder sites we checked quote a tax rate or HOA amount.

Coverage

Anthem sits in Kyle, within New Home Dispatch's South Austin / Hays County priority coverage area.

The bottom line

Advantage: Anthem is one of the widest single-community builder comparisons we track in the Kyle corridor — four builders in one master plan spanning starter cottage homes to $1M+, plus a real amenity and greenbelt draw backed by an adjacent City of Austin preserve.

Limitation: no confirmed HOA fee or property-tax rate yet, and our own tracker currently shows a builder (D.R. Horton) that doesn't appear to actually build here — treat that $25,000 figure with real skepticism until it's corrected.
