Every figure is an advertised “from” price observed on the date shown. Starlight sells completed homes, so listed prices track actual inventory more closely than to-be-built “from” prices.

How their model works — and what it means for you
Starlight is Ashton Woods’ volume entry brand — different specs, different process, same corporate parent. If you’re shopping Starlight, it’s worth knowing what Ashton Woods is offering nearby: the parent’s incentives are already in our weekly tracker.
In Sunset Oaks (Maxwell), Starlight advertises from $250,990 and LGI Homes advertises from $272,900 — two entry-level builders selling finished specs in the same community, $22,000 apart at the entry point. That gap is your negotiating context in both sales offices. This is exactly what the Dare to Compare tool is for.
Elm Park advertising from $295,990 inside Austin city limits is one of the few in-city entries at this price. Cheap in-city always has a mechanism — lot size, product type, location specifics, or tax structure. Finding it is a field visit’s job, not a leap of faith.
Both Starlight (from $286,990) and M/I Homes (from $268,990) advertise communities named Willow Springs in Buda — the aggregator listed M/I’s as Austin, but the builder’s own site says Buda. Whether they are sections of one development or two distinct ones is queued for field verification. Walk both.
- No field visit yet — finish quality on completed specs and sales-office practices unobserved.
- No incentive history — Starlight is not yet in the weekly Incentive Tracker (its parent Ashton Woods is).
- Included-features list not yet obtained in writing for these communities.
- Community tax rates and HOA dues not yet pulled from rate sheets — several of these areas carry MUD/PID rates.
