Snapshot
DetailWhat we foundSource
Corporate structurePulteGroup, Inc. (NYSE: PHM), founded 1950 by William J. Pulte (died 2018), headquartered in Atlanta since 2014, the 3rd-largest U.S. homebuilder by closings (roughly 31,200 in 2024). CEO Ryan R. Marshall since 2016. Sister brands include Del Webb and Centex — both already separately tracked on this site — plus DiVosta, John Wieland Homes, and American West Homes.(V) 🟢
Note on namesBill Pulte, the founder's grandson and current head of the Federal Housing Finance Agency, is a distinct individual with no day-to-day PulteGroup operating role — worth knowing so the two aren't confused.(V) 🟢
Communities in our market19 active communities identified spanning Georgetown, Round Rock, Pflugerville, Leander, Manor, Kyle, Buda, Liberty Hill, San Marcos, Spicewood, and Austin proper.(V) 🟡
Priority-corridor communities identified7 — La Cima (San Marcos), Bluffview Reserve and Horizon Lake (Leander), Sunfield (Buda), 6 Creeks and Crosswinds (Kyle), and Saddleback/Santa Rita Ranch (Liberty Hill).(V) 🟡
Starting price span (identified communities)$299,147 (La Cima, San Marcos) to $569,990 (Bluffview Reserve, Leander) across the 19 identified communities — treat as promotional floor prices subject to change, not fixed figures.(V) 🟡
BBB recordNot accredited, both on the Austin-area profile and the Irving-based "Pulte Homes of Texas, L.P." profile. Customer review rating 1.11/5 across 92 reviews on the profile pulled — a striking number relative to the company's market position, though the review sample (92) is small relative to Pulte's actual Central Texas buyer volume and should be read as directional, not statistical.(V) 🟢
LitigationNo Austin- or Texas-specific lawsuit was found. Historical national items exist (a 2019 Florida stucco-defect settlement, a 2019 South Carolina construction-defect class action) but are not Texas-related and are dated; this is not a clean-record claim, just an honest gap in what search coverage could confirm.🟠 none found locally
FinancingPulte Mortgage is the in-house affiliated lender, not required to purchase a home, but the largest advertised rate-buydown incentives are tied to using it — standard captive-lender structure also seen at other national builders NHD tracks.(V) 🟡
WarrantyPulte's own 10-Year Limited Structural Warranty document confirms: 2 years workmanship/materials and mechanical systems, 2 years water infiltration, 10 years limited structural. The document does not name a third-party administrator or insurer — language suggests Pulte stands behind it directly, similar to Newmark and Trophy Signature Homes rather than a 2-10-backed builder.(V) 🟢 / 🟠
Tracked incentiveThe specific "up to 6%" flex-cash figure we previously tracked, expired 7/31/2025, is confirmed still displayed on the Austin hub page today — over a year past its own deadline. Individual community pages show separately live, differently structured promos (e.g. Wolf Ranch's per-home dollar cuts) with no deadline disclosed. See "On the record" below.(V) 🟢
On the record: a stale hub-page disclaimer across the PulteGroup family

Pulte's Austin hub page is still displaying the exact same expired disclaimer we flagged over a year ago: "Available on select homes when contract by 7/31/25... up to 6% of the sales price." That deadline passed more than a year before this research pass. This is not an isolated Pulte issue — our own reporting has already documented an equivalent stale 2025 promo on Centex's Austin page, which runs on the same PulteGroup platform, suggesting a shared template problem across PulteGroup's brand family rather than a one-off. Separately, PulteGroup's own Q1 2026 earnings call disclosed a company-wide average incentive spend of 10.9% of sales price, up sharply from 8.0% a year earlier and roughly three times the historical 3.0-3.5% norm — useful context for why marketing language like "up to 6%" shows up at all, even when the specific page behind it goes stale.

What we can verify — and what we haven't
✅ Verified by us

PulteGroup's founding, HQ, national scale, CEO, and sister-brand roster. All 19 community names, cities, and floor prices via a third-party aggregator (not directly re-verified against every individual builder page). BBB non-accreditation and 1.11/5 rating. The expired 7/31/2025 disclaimer still live on the Austin hub page today. The 10-Year Limited Structural Warranty's coverage years, from Pulte's own document.

🟡 Builder claims or unresolved details

Individual community pricing (aggregator-sourced, not independently re-confirmed per community). Whether Wolf Ranch's per-home dollar-cut promo genuinely reflects a new offer versus carried-over copy — no deadline is shown either way.

🟠 Not yet checked

An Austin design-center street address. Explicit BBB complaint themes — the detail page did not render. Whether Pulte's structural warranty has any third-party backing behind the scenes. A direct TREC or county court-record check for Austin-specific complaints. Construction quality and sales-office practices firsthand — no field visit yet.

Ask this on your visit: Do not assume the Austin hub page's "up to 6%" language applies to your home — that specific offer expired over a year ago. Ask for the current per-home incentive at the exact community you're touring, in writing, with a deadline. Ask directly who backs your structural warranty beyond Pulte itself.

Coverage

7 of Pulte's 19 identified communities sit inside New Home Dispatch's South Austin/Kyle/Buda/San Marcos priority corridor. The rest sit in Georgetown, Round Rock, Pflugerville, Manor, Spicewood, and Austin proper. Buyers considering a large national builder in this corridor may also want to compare Pulte's sister brands Del Webb (55+) and Centex, both separately tracked on this site.

The bottom line

Advantage: Pulte brings genuine national scale, corporate financial backing, and the widest Central Texas community footprint of any builder profiled in this batch — 19 identified communities, 7 in the priority corridor.

Limitation: a notably low 1.11/5 BBB rating, no BBB accreditation, a hub-page incentive disclaimer that has been expired for over a year, and a structural warranty with no confirmed third-party backing are all real gaps a buyer should weigh against that scale.
