How their model works — and what it means for you
One brand covering $268,990 to $567,990 means the M/I name alone tells you almost nothing about spec level. The included-features sheet for the specific community — not the brand reputation — is what you’re actually buying. Get it in writing before comparing against anyone else.
Marble Creek Crossing and Cascades at Onion Creek are advertised inside Austin — rare at these prices. Willow Springs was listed as “Austin” on the aggregator, but M/I’s own site places it in Buda (78610, Del Valle ISD per the builder) — we corrected this rather than repeat it, which is exactly why every price here should be re-anchored to the builder’s own sheet.
M/I advertises from $354,990 in Colony at Cole Springs (Buda); Meritage advertises collections there from $341,990 and $417,990. Same community, two national builders — walk both models the same day with the Dare to Compare tool and make them compete.

Both M/I (from $268,990) and Starlight (from $286,990) advertise communities named Willow Springs in Buda. Whether these are sections of one development or two distinct ones is queued for field verification — either way, walk both before anchoring on either price.
