LGI Homes

A high-volume entry-level builder (NASDAQ: LGIH) that sells finished spec homes — you buy what is already built, typically with appliances and basics included, at some of the lowest advertised prices in the metro. The trade: their Austin-area footprint sits in the far-out submarkets, and the sales model is built for speed. Everything below is researched and dated, not field-confirmed.

LGI advertises completed homes rather than to-be-built contracts — which makes the advertised price closer to a real price than most builders’ “from” figures, but also means what you see listed is what exists.

How their model works — and what it means for you

The price is the location

LGI’s sub-$275K entry points are real — and they exist because Jarrell, Elgin, and Maxwell are 30–45+ minutes from most Austin job centers before traffic. Drive your actual commute at your actual hour before you fall for the payment math. Our True-Cost Calculator will hold the rest of the math still while you decide what the drive is worth.

Spec-only means the inventory is the catalog

You are choosing from finished homes, not customizing a build. That removes design-center upsell risk entirely — a genuine advantage at the entry level — but it also means comparing 2–3 specific completed homes, not plans. Take the Dare to Compare tool on the visit.

Payment-first marketing deserves a second read

LGI’s advertising historically leads with a monthly payment. A payment is an assumption stack — rate, term, taxes, insurance, HOA — not a price. Ask for the full stack in writing, then rebuild it yourself with an outside lender quote.

Don’t confuse the two Cool Waters

LGI’s “Cool Water at Sonterra” is in Jarrell. The “Cool Water” community our Incentive Tracker follows is a different development in Kyle (Coventry Homes) — opposite ends of the metro. Same name, different place, different tax reality.

What we haven’t verified yet
  • No field visit yet — finish quality on completed specs and sales-office practices unobserved.
  • No incentive history — LGI is not yet in the weekly Incentive Tracker.
  • Included-features list (“CompleteHome”-style package contents) not yet obtained in writing for these communities.
  • Community tax rates and HOA dues not yet pulled from rate sheets.

Until these are field-checked, treat every figure above as a researched starting point — not a substitute for the numbers LGI puts in writing for your specific home.
