This is the widest gap we've found so far between a builder's officially tracked footprint (1 community) and what's actually listed on its own site (18 communities). We're presenting the full list because it's directly useful to a buyer, but only Sunfield carries our full incentive-tracking history.

On the record

The Carillon community (Manor) DRB lists on its own site is a different section than the Carillon tracked elsewhere in our registry as a D.R. Horton community — both builders appear to be active in a community of that name in the same Manor area. We haven't yet confirmed whether this is one shared master-planned community or two separately platted communities that happen to share a name; treat this as an open question rather than a confirmed shared-community case like Bar W Ranch.

What we can verify — and what we haven't
✅ Verified by us

DRB Group's Sumitomo Forestry majority ownership, headquarters, and market footprint, from the company's own about page. All 18 community names and starting prices, read directly from DRB Homes's own Texas/Austin listing page. The 57 quick-move-in count, counted on that same site.

🟡 Builder claims, not independently confirmed

The flex-cash incentive's exact terms and the Supreme Lending partnership — both logged from builder-reported sourcing rather than a fresh same-day re-check of the specific promotion page.

🟠 Not yet checked

Construction quality and sales-office practices firsthand — no field visit yet. BBB record for the Texas entity. Whether the Manor "Carillon" DRB lists is the same physical community as the D.R. Horton-tracked Carillon, or a separate community sharing a name.

Ask this on your visit: DRB's flex cash requires using its approved lender and settlement agent to get the full amount — ask what the same home costs with your own lender, and get that number in writing before assuming the flex cash is free money. At Kyle's Anthem community, confirm which builder's section and phase you're touring, since DRB's price there is notably higher than its other Austin-area communities.

DRB's tracked incentive appears in the live widget below, pulled directly from the same Incentive Tracker data behind the Hot Sheet. For how this figure compares against other Austin-area builders, use the tools below.

Coverage

Sunfield (Buda) is DRB's only officially tracked community and sits inside New Home Dispatch's South Austin/Kyle/Buda/San Marcos priority corridor. Four more identified-but-untracked communities (Sky Ridge/San Marcos, Infinity Square/Kyle, Opal Ranch/Kyle, Anthem/Kyle) also fall inside the corridor and are strong candidates for future tracking given how many communities DRB has in this specific area.

The bottom line

Advantage: DRB Homes has by far the widest identified footprint of any builder we've reviewed in this batch — 18 Austin-area communities, 5 of them in the priority corridor — with entry prices as low as $239,990 and a specific, dollar-figure flex-cash incentive tied to its own approved lender.

Limitation: only 1 of those 18 communities carries our full incentive-tracking history; the flex cash requires DRB's own lender and title company to get the advertised amount; and an unresolved naming overlap with a D.R. Horton "Carillon" community needs a direct check before we treat it as either confirmed-shared or confirmed-separate.
