An Austin-city-limits price point is genuinely rare

Most sub-$400K new construction in this metro is 25+ miles out. Cloverleaf at 78747 (South Austin, inside the city) advertising from the $300s is an exception worth checking — and worth checking hard: an in-city price that low usually has a story in the tax rate, the lot size, or the location specifics. That story is exactly what a field visit is for.

Know which brand you’re buying from

Century Complete is a different buying process than Century Communities — online-first, deposit-by-checkout, minimal sales office. Cheaper to operate, sometimes cheaper to buy — but the process assumes you will do your own diligence. If you buy that way, our 25-point checklist is the diligence.

Evelyn spans $300s to $500s across three collections and 25 plans. The spread inside this one community is wider than the spread between most builders. Anchor on the collection-specific price sheet, never the community-level “from.”
