The clock nobody shows you

Every public builder reports results on a fixed fiscal calendar filed with the SEC. The table computes each builder's next quarter close from today's date, every time you load it. A fiscal YEAR end is the biggest close of all.

How deadlines actually behave

Our sweep keeps counting offers still displayed past their own printed end dates. That number is the reason we archive everything: a deadline that quietly renews is marketing, and a deadline that holds is information.

How to use the window

Find your builder's clock. If they are public, their next quarter close is in the table above. Private builders follow month end and inventory age instead.

Ask about the standing inventory. Pressure concentrates on completed homes a builder is carrying as a quarter closes, not on homes that have not been started.

Treat the printed deadline as an opening position. Check the tracker for whether that builder's past deadlines held or quietly rolled. Ask the sales office directly what happens to the offer after the date.

Decide what matters most to you first. Lowest monthly payment or least cash to close. The same flex money spends differently against each goal, and the right answer depends on yours, not on the builder's calendar.
