What we can verify — and what we haven't
✅ Verified by us

The developer relationship (Momark's broader master plan, Lennar as the sole builder in this phase), pricing across all three Lennar collections, the school assignment, and — via Hays CAD's own 2025 jurisdiction-rate table — that Plum Creek North carries no MUD or PID, only two minor groundwater/conservation district assessments.

🟡 Builder/developer claims, not independently confirmed

The 1,300-home total and 380-acre figure come from local business-journalism coverage of the broader master plan, not Lennar's own site. The HOA fee estimate comes from an aggregator, not PMP Management directly.

A parcel-level combined tax-rate confirmation (our ~2.24% figure is our own calculation from Hays CAD's published jurisdiction rates, not a CAD-published combined number). BBB standing specific to this community. Construction quality firsthand.

On the record — a name change that left a stale duplicate listing behind

Lennar appears to have renamed its marketing here from plain "Plum Creek" to "Plum Creek North" at some point. At least one major aggregator (NewHomeSource) still carries a dead listing titled "Plum Creek Claremont Collection" marked "no longer available," sitting alongside the correctly-named, active "Plum Creek North Claremont Collection" listing. Anyone pulling data by the old name would get stale results. Separately, "Plum Creek Elementary School" is a real school — but it's in Lockhart ISD, a different city and district entirely from this Hays CISD community. Don't conflate the two when researching schools.

Ask this on your visit: Confirm your specific address falls under Plum Creek North's HOA (not the broader Plum Creek Homeowners Association or a neighboring build-to-rent product), and get the current HOA fee from PMP Management directly.

Plum Creek North sits in Kyle, within New Home Dispatch's South Austin / Hays County priority coverage area.

The bottom line

Advantage: one of the more affordable entry points we've profiled (Stonehill from $236,999), and one of the few communities in our tracker with no MUD or PID overlay — a real, quantifiable cost advantage over many neighboring Hays County subdivisions.

Limitation: single-builder community, so no price competition within it; confirm the current HOA fee directly, since no primary source discloses the dollar amount.
