The developer, location, current six-builder roster with live inventory counts, the HOA fee, amenities, and the MUD tax line ($0.90/$100) — all confirmed against the community's own site, Hays CAD's 2025 jurisdiction-rate table, and each builder's own community page.
The full combined effective tax rate (MUD plus city, ISD, county, and any groundwater/emergency-services district) was not fully reconciled from Hays CAD's own data; Pacesetter's own site states 2.6861% and a secondary blog cites 2.751%, neither independently confirmed against a parcel record.
Current pricing for Brightland Homes and Highland Homes — both builders' own Crosswinds pages were broken or redirected during this research pass, despite the community's own site listing them as active. BBB standing for any of the six builders beyond Pacesetter. Construction quality firsthand.
Crosswinds is financed through a Municipal Utility District, which means buyers pay a dedicated $0.90 per $100 of assessed value on top of standard city, county, and school taxes — roughly $2,700 a year in MUD tax alone on a $300,000 assessed home, most of it retiring bond debt for the community's infrastructure. That's a real, material cost difference from non-MUD Kyle neighborhoods and should factor into any pricing comparison. Separately, "Crosswinds" isn't unique to Kyle: D.R. Horton markets an active, unrelated "Crosswinds" community in Haines City, Florida, and Toll Brothers has marketed a "Crosswinds at Nocatee" in Ponte Vedra, Florida. Any search result, review, or incentive listing referencing plain "Crosswinds" should be checked for city before assuming it's this one.
